This home was initially placed on the Market at the listing price of $59,900.00. Richard at that time suggested to his client
that he place a higher offer, due to multiple offers being presented. His client agreed, Richard wrote the offer at
$84,001.00.
After waiting several days to find out if the offer was accepted Richard was notified by the listing agent that the Seller (REO)
chose not to accept any of the multiple offers presented. That the Seller will be taking the home off the market to re-review
the homes value, and after doing so will then place the home back on the market. When the home came back on the market,
February 15th 2013, Richard immediately contacted his Buyer and suggested he place an offer of

days the listing agent contacted Richard, stated once again that there were multiple offers and would the offer presented be

Richard's 33 year real estate career began during the early 1980's recession. Richard at that time sold multiple "Short Sales,
Foreclosures, personally flipped properties, and had to become extremely creative with his marketing plan." When the recent
Real Estate Market collapsed Richard was ready and in his element. When the bubble burst he was one of the first to help
