Buying a Home in Another State

Buying a home in another state often requires more effort:

There are several reasons to consider purchasing a home in a state you don't already live in. If
your plans are to eventually move to that state, consider various aspects of the neighborhood.
Also, if you do plan to eventually live in the new home, how long will you wait before implementing
the move? If you're fortunate enough to be able to buy the new home without a mortgage, go for
it. If, however, you are depending on a loan of any sort, the lender or bank will want to know why
you are interested in buying and the terms that surround the purchase.
Obtaining a loan:
Obtaining a mortgage or loan for an out-of-state home purchase may not be as easy as it would be were you to buy in your home state.
The lender's decision to allow the out-of-state purchase may depend upon the reason for your purchase. If you are buying
speculatively, the bank or lending institution may choose to raise the down payment requirement or may decide to charge a higher
interest rate. Some states have even dropped new, investor type purchases in areas outside of their main presence because of high
default rates on investor loans.

It's difficult to go it alone:

Buying a home in another state requires more effort than buying one in your home state, especially if a buyer doesn't know the area
well. An out-of-state buyer may be at a disadvantage because the buyer may not know the best neighborhoods, the real estate agents

Find a good buyers agent:

The best thing you can do when considering a home purchase in another state is to hire a buyer's agent. A buyer's agent differs from a
listing agent in that he represents the buyer whereas a listing agent usually represents the seller. The job of a listing agent is to sell that
listing at the highest price and best terms for the seller.
